My goal for a successful marketing plan is:
Get the highest price
In a reasonable amount of time
With the least amount of inconvenience for my Seller.
All else is secondary. My goal is not to just market your property; my goal is to sell it.
You have two important decisions to make in selling your property. The selection of a listing agent is the most important decision in marketing residential real estate. The second most important decision is the price. The decision of “which agent” and “what price” should be 2 separate decisions.
The Number One Mistake Sellers make is to hire the agent who told them the highest recommended listing price. This often means the home is improperly priced and is marketed by the agent who is least qualified to achieve that price. This also means the wrong buyers are coming to look at your house. If you have it priced correctly, the right buyers will come.
I hold the Certified Residential Specialist designation. The classes for this course are graduate-level in depth and scope. In my studies I was reminded of the importance of “running the numbers” - of doing an in-depth market analysis by studying the current market statistics. In doing a Comparative Market Analysis for my clients, I study the numbers and can see what the trends are and what the market is doing.
I don’t pull numbers out of the air. This training has helped me provide continual, sound analysis and counsel to my clients in this ever-changing real estate market. We are able to see changes coming and react to them often before the market does.
Also, the people who are buying homes in our area are not buying just bedrooms, baths, with pool. They are buying a lifestyle. The marketing message for these buyers must be consistent with their perspective.
Marketing is a passion of mine. Marketing is the challenging and fun part of my job. I always try to “think outside the box” in marketing my listings. Coldwell Banker experts in our marketing department lend invaluable support in helping me reach the right market segment for each of my listings. I have a niece who owns her own very successful PR company who helps me look at real estate through non-real estate eyes.
