Del Mar Neighborhoods

Old Del Mar

the area of winding, narrow streets with little beach cottages that are giving way to custom homes set amid the beautiful Torrey Pines and governed by strict design guidelines and the Coastal Commission. Del Mar Heights

Del Mar Beach

the compact area west of Camino del Mar and north of 15th Street – on the flat area on and adjacent to the Del Mar Beach. Part of the charm of area is the train that moves slowly along the railroad tracks which are the eastern boundary here. Everyone takes the train in stride. The area is governed by strict DM design guidelines, as well as the Coastal Commission. Condos from 1091 sq.ft. to homes of 1683 sq.ft. Prices range from $1,325,000 to $3.8M.

Del Mar Bluffs

the compact area west of Camino del Mar and south of 15th Street – the bluffs sit above the beach and have some gorgeous old Torrey Pines and some old beach cottages, which again, are giving way to stunning custom homes – governed by the DM design guidelines & Coastal Commission. The train tracks run along the west side of this area right on the edge of the bluffs. The expensive homes adjacent to the bluffs have the train track as their west boundary! Del Mar Terrace

the southern-most area of Del Mar – climbs up steeply with windy, narrow streets and small lots. Carmel Valley

92130 (formerly East Del Mar) This area as grown so incredibly fast and big. It offers 20-year old condos on up to new, large, semi-custom homes. The schools are top-rated, and the community is comprised mostly of families. It has spread north to the lagoon north of Del Mar Heights Road, as well as east and south. The location, schools, price point of homes, and convenient location has made this a dynamic area. Many different neighborhoods with varying prices – something for everyone. No one thought prices could ever reach the levels they have! Hwy 56 which runs east-west through the south portion was completed in 2006. That has made commutes from the easterly areas fast and convenient, thus the reason for that expansion. Prices range from: Condo, 594 sq.ft. for $269,500 to Home, 8650 sq.ft. for $5.7M.
